GOLDEN VISA

Every citizen of a third country can become a holder of the “GOLDEN VISA”, with which he/she acquires the following rights:

  • Right of permanent residence in Greece for five (5) years with a possibility of renewal of the permit every five (5) years under the conditions laid down by law.
  • Right to freely move and reside for 180 days per year in the European Countries which are members of the Schengen Agreement, without entry permit, provided that their residence in these countries does not exceed 90 days per semester.
  • Access to health and education services as every Greek citizen.
  • The period of time of residenceprovidedby this category of residence permit is taken into account for obtaining the status of a long-term resident and then for the award of the Greek citizenship to residents.

A citizen of a third country who is holder of the “GOLDEN VISA” has the right to be accompanied by the members of his/her family as well. To them, upon application of theirs, anindividual residence permit can be granted, which expires at the same time as the permit of the sponsor member. In the members of his/her family the following people are included: the spouse or partner with whom the citizen of a third country has concluded a registered partnership in Greece, the unmarried children in common that these spouses or partners have, these children beingyounger than 21 years old, the unmarried children of the sponsor or the other spouse or partner, provided that the custody has been lawfully assigned, on one hand, for the children of the sponsor to him/her, and, on the other hand, for the children of the other spouse or partner to him/her, the children being younger than 21 years old, and also the direct relatives in the ascending line of the spouses or partners.

Conditions for the issuANCE of a “GOLDEN VISA”

  1. Lawful entry in Greece with any visa or lawful residence in the country even if the residence permit that he/she holds does not allow a change of purpose.
  2. He/she should have in his/her full ownership, possession and occupancy, or even a percentage ab indiviso of it,immovable property in Greece of a minimum total value of two hundred and fifty thousand Euros (250,000 €). Especially in the case of ab indiviso joint ownership of immovable property or properties by spouses or partners who have concluded a registered partnership, it is sufficient for the minimum value of the immovable property to be of two hundred and fifty thousand Euros (250,000 €) for both of them.
  3. Alternatively, he/she should have at his/her full ownership and possession the immovable property through a legal person established in Greece or in another member state of the European Union, the shares or equity interestof which he/she wholly owns.
  4. He/she should have concluded a long-term contract of complex tourist accommodation in accordance with article 8 par. 2 of Law 4002/2011 or a contract of timeshare of a tourist accommodation in accordance with Law 1652/1986 if the minimum amount of the lease is also equivalent to the amount of two hundred and fifty thousand Euros (250,000 €).
  5. Alternatively, he/she should have acquired at full ownership and possession as inheritance on intestacy or from a will or as a consequence of a parental grant, immovable property the objective value of which should be equivalent to the amount of two hundred and fifty thousand Euros (250,000 €),and provided that he/she is an adult.
  6. Alternatively, he/she may also purchase a land parcel or a plot and build on it, provided that the total of the value of purchase of the land parcel or the plot and of the contractor agreement will beequivalent at least to the amount of two hundred and fifty thousand Euros (250,000 €).

The minimum value of the immovable property or the rent in the case of leases of hotel accommodation or tourist residences should be equivalent to the total amount of two hundred and fifty thousand Euros (250,000 €). This amount should be fully paid at the signing of the relevant contract by a crossed bank cheque in the account of the beneficiaries, which should be kept in a credit institution operating in Greece or by credit transfer as set out in article 4 def. 24 of law 4537/2018, in an account of payments of the beneficiary which should be kept in a payment service provider as set out in article 4 def. 11 of Law 4537/2018, which operates in Greece.

The residence permit may be renewed for an equal period of time, provided that the immovable property still remains at the full ownership and possession of the citizen of the third country or provided that the long-term contract of complex tourist accommodation or the contract of timeshare of a tourist accommodation are still in force. It is noted that periods of absence from the country do not prevent the citizen of the third country from having the residence permit renewed.

The citizen of the third country who acquired immovable property in Greece as per above and has been granted the residence permit of this category may further proceed in selling his/her property to another citizen of a third country to whom the right for a residence permit is also provided but with the withdrawal of the residence permit of the seller at the same time.

This specific category of residence permit does not give the holders the right to work in Greece.

Necessary documents for the issuAnce of a “GOLDEN VISA”

1/ Four (4) recent colour photographs of passport standards (dimensions 4 x 6), as well as a CD with the photograph in a digital form for the beneficiary and the members of the family of the sponsor. 2/ A copy of passport in force or other travel document recognised in Greece, which bears the entry permit in Greece, when required, of the beneficiary and for the members of the family of the sponsor (and moreover a birth certificate when required), 3/ A private life insurance covering hospital treatment and accidents, from a Greek Insurance Company for the beneficiary and the members of the family of the sponsor. 4/ A copy of the contract of purchase of the immovable property/properties of a value of at least 250,000 Euros which is not under any terms or clauses and a certificate of registration of the property in the Land Registry or Cadastral Office concerned, 5/ A notarial certificate which shows that the amount of 250,000 Euros has been paid or in case that the price of value of the immovable property that was paid is less than 250,000 that the current objective value of the property exceeds or is equal to this amount. 6/ A copy of the notarial document of the lease of hotel accommodations or tourist furnished residences in complex tourist accommodations which shows that the amount of 250,000 was paid in one instalment, and which also mentions the granting of the relevant sign of operation by the Greek National Tourism Organisation (EOT) and certificate of registration of the lease contract in the competent Land Registry or Cadastral Office, 7/ A contract of purchase of the plot or the land parcel and also of the contractor agreement with regard to the building or restoration of residence which should be submitted to the tax office in accordance with the law, 8/ Building permit issued in the name of the citizen of the third country concerned, 9/ Invoices of the contractor and the receipts proving payment, 10/ The contract of timeshare of a duration of at least ten years which should mention the price per year as well and a proof of registration in the competent Land Registry or Cadastral Office, 11/ Certificate from the EOT that it has become aware of the drawing up of this contract of timeshare, 12/ A recent certificate of family status from a foreign authority, which is lawfully certified and translated for the members of the family of the sponsor, 13/ An administrative fee.

Procedure of submission of the application

The submission of the application for the issuance of the residence permit takes place at the locally responsible office for Aliens and Immigration of the Decentralised Administration and the citizen of the third country receives a certificate of submission, of duration of one year and this allows him/her to freely travel from and to Greece at any frequency, however, not to any other member state of the Schengen Agreement. After the submission of the application, the visit to the competent office is scheduled for taking fingerprints and the residence permit is issued upon decision of the Coordinator of the Decentralised Administration within two months after the issuing authority receives all the items of the file.
